This is a rustic cabin in Lincoln National Park, about 25 minutes away from Ruidoso NM. We recommend that you take everything you will need with you such as food,water,because it is a 25 minute drive back to the city. It is completely powered by solar panels. Important note: In extreme weather conditions, the solar panels may not work. In such case, we have a backup gasoline powered generator that should work just as good. Because we are far away from the city, we have large water tanks instead of running water from the city. We would like to remind you that this is a rustic cabin, therefore, there is no internet or cable and cell phone service may be limited. Our cabin is designed behind the idea of experiencing a nice gateway from reality!

CABIN RULES

 1. Smoking is NOT allowed on the premise (indoors or outdoors).

2. People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest. Guests are not allowed to exceed the occupancy limit agreed to above. Owner are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

3. Keep the property and all furnishings in good order

4. Only use appliances for their intended uses

5. Pets are NOT allowed. OR PETS are permitted only with prior approval and the Pet Addendum must be completed.

6. If you are going to use the coffee maker or electric pans or pots, you must turn on the gasoline generator; otherwise, the batteries from the solar panels will drain and you will be left without electricity. The capacity in the cabin is only for what we have connected and for charging your cell phones.

7 Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring towels. We do not permit towels or linens to be taken from the units.

8 Garbage: Any garbage must be stowed in the proper garbage or recycling receptacle, located at the front of the cabin, and when you living most take the trash and put I the container designed for the owner, the garbage containers are at the exit of the forest on your left hand side.

 

9. Fireplace: Please do not throw any paper or other combustible materials in the fireplace.

10. Water and Septic: The [cabin/property] is on a well and septic systems. (THE WATER IS NOT FOR DRINKING) The mineral content in the water is high. During a drought, the well water may have an odor. The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything included toilet paper . No feminine products should be flushed at anytime. If it is found that feminine products have been flushed and clog the septic system, you could be charged damages of up to 2000.00.dlls

11- No refunds will be given for snow storms, or pipes frozen during winter

 Mountain roads can be curvy and steep. Gravel drives are well maintained; however, we highly recommend four wheel drive and/or chains during the snow months. We do not refund due to road conditions.

12.-The state or local authorities order mandatory evacuations in case of a fire.

13.- Any kitchen utensils and dishes must be cleaned before departing. This is required based on the location of the cabin and might attract wild animals if there's any remains of food.

14.- Do not leave garbage outside the property, animals can break the bags and the air can take them to the forest and they do not like to see our forest clean, also if the sheriff sees garbage thrown he can impose a fine of 500 dlls.

15.- If for some reason the solar panels fail and you need to use the gasoline generator, you can call us at any time to tell you where you are  and how to connect it to the cabin, or you can read the instructions we left in the cabin.

16. There are security cameras outside the cabin; they are only for monitoring the property when we don't have guests. The cameras are not reviewed unless there is an incident on the property.

17. When leaving the property, you must leave the keys in the place where you took them from and close the safety deposit box. If you lose the keys, you will be charged a replacement fee.
